The appraisal profession is continuously evolving. Recently a new process of "desktop or Hybrid appraisals have gained acceptance by the GSE's. This process was being prepared researched before the Covid pandemic and was brought to the forefront during Covid as a hybrid report. The process involves a "inspector" that is not an appraiser, typically a realtor or home inspector utilizing a specialized inspection software that measures the home and they take relevant photos and notes regarding the home. This is sent to the appraiser that completes an appraisal report based on this data, online resources, MLS and public records information.
